My first sales were in Oakton and Centreville in 2005 and 2006. Since then I've worked through the 2008 crash, the low-rate years and today's 7% rates. Most of my clients have been buyers (39 of 51); the rest were sellers.
Across all 51 sales, homes closed at 98.5% of their list price on average. Pricing from real sales, not hope, is how that happens.
Fifteen years in senior care
For the past 15 years I've worked at an adult day care center, the last three as its manager. Every day I see what happens when a home stops fitting the person living in it: the stairs that become impossible, the bathroom that can't take a walker, the family that lives too far away to help.
So when you're moving to a smaller home, or helping a parent decide, I look at things most agents never check. Is there a bedroom and full bath on the entry level? A way in with no steps? Is the laundry upstairs? Can the tax relief you have now move with you?
I moved to the United States at 30 and earned my bachelor's degree in broadcasting and communication in 1999. For 20 years I was a radio anchor and station manager at WKBC, a Korean-language station in Annandale, explaining local news to our community every day.
That's still how I work in real estate: plain answers, checked facts, no jargon.

For 15 years, the last three as manager, Clay has worked with families at their hardest moments: a parent who can no longer manage the stairs, a spouse who suddenly needs care, savings that have to stretch further. That work taught him to listen first, plan for what's coming rather than only for today, and keep many people moving in the same direction: family members, nurses, caregivers. A move later in life needs exactly that. He knows which homes will still work in ten years (a bedroom and full bath on the entry level, a way in with no steps, laundry off the stairs, family and hospitals close by), how senior tax relief works, and how to time a sale and purchase so you move once.

He pulls recent sales from Bright MLS and checks what sellers really kept after closing credits, works out the real property tax you'll pay, reads the HOA or condo documents, and checks school boundaries, flood maps and planned roads or buildings nearby. He builds the market numbers on this site himself, for every ZIP code in Northern Virginia, so his advice comes from data, not guesses.

On air and running a station, he learned to stay calm, listen closely and make a point clearly and quickly. In a negotiation that means well-written offers, a good working relationship with the other agent, and presenting your strengths in a way the other side wants to say yes to, without letting emotions run the deal.
