Virginia sellers provide a Residential Property Disclosure Statement. Homes built before 1978 also need a federal lead-based paint disclosure. If you're in an HOA or condo, you'll order the association's resale documents.

We'll compare more than the price: the buyer's financing, contingencies, deposit and settlement date. In busy seasons, multiple offers and escalation clauses are common — I'll explain each one.
After the buyer's inspection, they may ask for repairs or credits. If the appraisal comes in below the price, we'll discuss the options together.
At settlement, your mortgage is paid off, costs are settled and the rest of the money is yours. Plan for seller costs such as the commission (always negotiable), Virginia's grantor's tax, and your share of prorated taxes and HOA fees.
