Why this matters here
Fairfax County expects its residents aged 65 and older to grow by about two-thirds in 20 years — from about 191,000 in 2025 to about 321,000 in 2045. About 16% of Fairfax County residents are 65+ today, 13% in Prince William and 13% in Loudoun.
Yet most homes here were built for young families: bedrooms upstairs, laundry in the basement, a tub-shower, steps to every door. One-level homes and elevator condos are scarce — that's why a home that works at 75 is worth finding now, not after a fall.

Why I look at homes this way
"I've spent fifteen years at an adult day care center, the last three as its manager. I see every day what makes a home easy or hard as people age."
Step counts at each door, the curb height of the shower, how dark the stairs are, whether the main-floor den has a closet and a window — I check them on the floor plan and in person.
A beautiful colonial with every bedroom upstairs can still work for 10 years — or not. I'll tell you which changes are easy and which aren't.
