Real sold prices
When a seller pays part of the buyer's closing costs, the sale still shows the full price. In the DC area, 44% of sales in August 2026 had a seller concession. Here's what homes really netted.
The math

Why it matters
Seller-paid closing costs, a mortgage rate buydown, a repair credit after the inspection, a home warranty. The sale is recorded at the full price; the credit comes off at settlement.
If you price your offer from the headline numbers, you may pay more than the street really supports. Using net prices, a fair offer can be thousands lower — or you can ask for a credit instead.
A neighbor's “$700,000 sale” with a $20,000 credit is really $680,000. Pricing from net numbers avoids a price cut later, and helps you choose between a lower price and a credit.
Listing websites show the recorded sale price. Bright MLS sold records have a field for the seller's concessions, which is where I get the real numbers.
