If you're buying

  • Get pre-approved before you start touring — good homes still go under contract in two to three weeks.
  • Expect to pay close to the asking price for well-priced homes; in several ZIP codes, buyers paid above it.
  • Homes that have sat for a month or more may have more room to negotiate — ask me to check the history.
  • Look at the specific street and school boundary, not only the ZIP code average.

If you're selling

  • Low supply still works in your favor, but buyers are a little more patient than last year.
  • Pricing right from day one matters most — the first two weeks bring the most attention.
  • Small repairs and a clean, bright home help you get close to or above your asking price.
  • I'll prepare a free pricing report from recent sales on your own street.
About these numbersSource: Bright MLS, Industry Watch report for Q2 2026 (April–June 2026), data current as of July 10, 2026. Report © 2026 ShowingTime Plus, LLC. Statistics are for residential sales in the area shown and change every quarter. ZIP code figures use the Fairfax County report's ZIP breakdown. Medians and averages can hide big differences between neighborhoods and home types — condos, townhouses and single-family homes behave differently.
