What is the Northern Virginia Price-Cut Index?

It's the share of homes listed for sale that have had at least one price reduction, by county and by ZIP code, updated every month. It shows where sellers are giving ground before sale prices change.

Where does the data come from?

County figures use Realtor.com residential listings data published by the Federal Reserve Bank of St. Louis (FRED). ZIP code figures use Realtor.com's monthly ZIP code listings data. The share is listings with a price reduction divided by active listings.

Why do price cuts matter?

Price cuts usually show up months before sale prices move. A rising share means sellers started too high and buyers have more room to negotiate; a falling share means the opposite.
