The tax on Zillow is the seller's bill. If the seller gets senior tax relief, or the assessment is a year old, yours could be thousands higher. Here's your number, with every district and fee.

Why the listing's number can be wrong for you

Three reasons your bill won't match the seller's

👵The seller's tax relief ends when they sell

Virginia lets localities cut or erase the real estate tax for owners who are 65+ or disabled with limited income. The relief belongs to that owner and the home they live in (Va. Code § 58.1-3210). When they sell, it stops — so a listing can show a tax of a few hundred dollars on a home that will cost you thousands.

📅Assessments catch up with prices

Homes are assessed at full market value as of January 1 each year. Your first bill uses the value already on the books; the next January's reassessment draws on last year's sales in the neighborhood — including yours. In a rising market, budget for an increase.

🧩Rates and districts change

Rates were reset this spring: Fairfax County $1.12, Prince William $0.865 plus levies, Arlington $1.053. Town taxes (Vienna, Herndon, Leesburg), Reston and Tysons districts, stormwater and trash fees all add to the bill — and old “tax history” won't show this year's rate.

Good news if you're 65+

You can apply for relief on your new home

Relief doesn't transfer from the seller, but if you qualify you can apply on the home you buy. Limits for 2026 (household income for full relief, the highest income that still gets some relief, and the net-worth limit, not counting the home):
