Why the listing's number can be wrong for you

Three reasons your bill won't match the seller's

👵The seller's tax relief ends when they sell

Virginia lets localities cut or erase the real estate tax for owners who are 65+ or disabled with limited income. The relief belongs to that owner and the home they live in (Va. Code § 58.1-3210). When they sell, it stops — so a listing can show a tax of a few hundred dollars on a home that will cost you thousands.

📅Assessments catch up with prices

Homes are assessed at full market value as of January 1 each year. Your first bill uses the value already on the books; the next January's reassessment draws on last year's sales in the neighborhood — including yours. In a rising market, budget for an increase.

🧩Rates and districts change

Rates were reset this spring: Fairfax County $1.12, Prince William $0.865 plus levies, Arlington $1.053. Town taxes (Vienna, Herndon, Leesburg), Reston and Tysons districts, stormwater and trash fees all add to the bill — and old “tax history” won't show this year's rate.

You can apply for relief on your new home

Relief doesn't transfer from the seller, but if you qualify you can apply on the home you buy. Limits for 2026 (household income for full relief, the highest income that still gets some relief, and the net-worth limit, not counting the home):

What is the Fairfax County real estate tax rate for 2026?

$1.12 per $100 of assessed value, adopted May 5, 2026. Every home also pays a $0.0325 stormwater tax and a $0.001 pest levy, so $1.1535 in all. Some neighborhoods add leaf collection, Reston, McLean or Tysons district taxes, and the Towns of Vienna ($0.19) and Herndon ($0.27) add their own.

When are Fairfax County property taxes due?

In two halves: July 28 and December 5. Arlington's are due June 15 and October 5, Loudoun's June 5 and December 5, and Prince William's July 15 and December (December 7 in 2026).

What are Loudoun and Prince William County's 2026 tax rates?

Loudoun County: $0.805 per $100; inside the Town of Leesburg add $0.1774. Prince William County: $0.865 plus a $0.07 fire and rescue levy and a $0.002 pest levy, $0.937 in all, plus small trash and stormwater fees.

Why is the tax on Zillow different from what I'll pay?

Zillow and Redfin show what the current owner paid. If that owner gets senior or disability tax relief, the bill can be far lower — and the relief ends when they sell. Assessments also catch up with prices each January 1, and rates change every spring.

Can I get senior tax relief on a home I buy?

Yes, if you qualify. Relief is based on the owner's age (65+) or disability, income and net worth, and you apply each year. In Fairfax County, household income up to $90,000 and net worth under $400,000 (not counting the home) can qualify. See every county's limits.

How are homes assessed in Virginia?

At 100% of fair market value, as of January 1 each year. Assessors use the previous year's sales in the neighborhood, so a rising market usually means a higher assessment the next year.
